When building inspector Tom Creed is called to a Georgian terrace to investigate a house that appears on no official plan, what should be a routine inspection quickly becomes something far more disturbing.
 

Hidden between two ordinary addresses, Terrace 13 seems to shift, distort and defy the rules of the building around it. The deeper Tom investigates, the harder it becomes to tell where the house ends — and something else begins.
